Services offered by JM Construction range from planning and project development to project management and implementation of new constructions, remodels, landscaping and historic restoration Projects.The owners personally follow all aspects of the projects and their implementation.Design built construction documents and permit drawings are produced in house using computerized graphic programs (AutoCAD, Revit Architecture and Sketch Up).

Renovations and Restoration

We handle every step of your remodels including the planning, costs estimating, designing, permitting and construction.

Our services include:

• Initial consultation and project estimate

• Design, planning and assistance for all trades and finishes-lighting, flooring, cabinets, appliances, counter tops and fixtures

• Reface or replacement and installation of cabinetry for kitchens and bathrooms

• Complete handling of the permit process from site planning through plans approval

• Full project supervision

• Full assistance with the major steps of your renovation project such as :

- defining what you want and need

- estimating costs / calculating a budget

- designing the new room- obtaining the required permits- construction

New Construction

 

New construction are handled on a design-built basis if required and may include the documentation of existing condition and preparation of CAD drawings for construction plans and permits. Our role is to monitor and coordinate the construction contract and to deliver the project in a timely and cost efficient manner with the anticipated quality. We take care of all purchases, lien releases, and payments to suppliers and subcontractors.We deliver every project phase including:

• Pre-construction: consisting in a review of site conditions and preparation of construction staging areas

• Site preparation: consisting in the demolition of existing structures, control of structural integrity, and setting up of safety measures

• Preparation and staging for foundations and other structural elements, including the supervision of the pouring of concrete to ensure proper mix

• Planning and management of contracts with subcontractors for each construction phase (framing, sheet rock, plumbing, electrical, etc.)

• Management and staging of all trades (plumbing, electrical, HVAC)

• Issuing of Certificate of Substantial Completion when needed and appropriate

• Handling of all permit submissions and final inspection

• Field reports may be issued upon request

Sustainability and Historic Preservation

An expert will evaluate the projects requiring special planning provisions. We can assist in several aspects of LEED certification for interiors and exteriors, historic evaluations, enlisting in the national register of historic places, and in the planning of the interior and exterior restoration of historic buildings. We can also help in the preliminary planning of LEED NC and ND projects, with particular emphasis in the areas of historic preservation and adaptive reuse, public space planning, urban agriculture, environmental restoration, and for most phases of energy commissioning. We provide assistance (or referring) with the following services:

• Coordination of Building Commissioning (Cx) services- ASHRAE Level I&II Audits

• Green Point Certification

• HERS verification

• LCCA Life Cycle cost analysis 

• Assistance with historic preservation project planning

• Historic evaluation and cultural assessment surveys

• Preparation and filing of DPR523 primary record forms

• CRA standalone reports and integrity analysis assessment
